Property inspection
The services provided before purchasing a property are essential for a prospective buyer. Their range includes comparing the property’s actual condition to what the building permits describe, legalizations, contracts, and land registry, as well as estimating the building’s repair cost. Providing these services by an independent engineer who is not related to the seller, realtor, or the engineer who did the construction, impressions, or legalizations is a safeguard in the control of the property. Usually, technical inspections must be accompanied by a legal inspection – conducted by a lawyer.
Building electronic certificate
The Building Electronic Certificate (BEC) is an electronic file that contains all the data that make up the profile of the property itself, as well as all the data concerning it. With the BEC, the status of each property is recorded and monitored, as well as all the changes and modifications that have been made. The BEC is a prerequisite for the completion of a contract for the purchase or donation of a property, for the modification of a contract, and for the final inclusion of the property in financing programs.
Energy performance certificate
The Energy Performance Certificate (EPC) shows how much energy a building needs to heat and cool itself and to provide hot water for domestic use. The EPC is mandatory to complete the BEC or a tenancy and include the building in a funding program.
Cadastre
In recent years, the drawing up of the National Cadastre has been started in most parts of the country, a process in which all real estate in urban and non-urban areas is recorded. From the process of initial submission up to the objections during the final posting of the maps, we undertake the identification and the preparation of the file of your property for submission to the appropriate Cadastral Office.
Archaeology
In most parts of the country, we often find control zones in archaeological sites and monuments, which aim to promote them and protect them from arbitrary construction.
In many cases, within these zones, settlements, new structures, and the works on properties are controlled by the local archaeological authorities in terms of materials, morphology, and how they affect this protected environment. We can prepare all relevant designs based on specifications and collect all necessary documents to prepare a complete file to be checked by the respective committee until the issue of its opinion.
Expertise assession
The report or documentation of an experienced expert on a subject with exceptional knowledge of science or art. A court or an independent institution usually requests an expert opinion to substantiate a dispute technically, and one or more experts may be appointed. Each party is entitled to hire its own technical consultant who is also an expert. He is responsible for monitoring the expert’s work and attending to all his appearances and has the right to ask the expert questions during the proceedings.
Forest maps
The posting of forest maps has created problems for many off-planning scheme properties. To object to the forest map, the cooperation of various specialists – engineer, lawyer, forester, etc. – is needed, depending on the nature of the objection. We document the objection with both our expertise and our specialized services – such as topographic survey with elevations, photo interpretation of historical aerial photographs, legal documentation of the ownership of the property, et al.
Photo interpretation
It is the technique of identifying elements in an aerial photograph, analyzing and evaluating them as useful or not. When it concerns a historical aerial photograph, the process is a glimpse into the -often lost- past, while for a contemporary shot, it is the documented depiction of the present. In addition, comparing aerial photographs of two periods is a certification of the changes that have occurred. Thus, the photo interpretation is irrefutable evidence of:
- the existence and chronological documentation of roads, paths, buildings, and structures,
- the documentation of land ownership or land use in an area,
- the determination of the line of an existing or former shoreline,
- the location of streams in the past and their changes over time,
- identifying property boundaries and documenting possible encroachments,
- objections to the National Cadastre and the Forestry Department, and
- expert reports to courts or relevant agencies.
Financial programs
Several funding programs are announced almost every year. The most significant are the following three: NSRF, which usually concerns business and building equipment for an existing or start-up business, LEADER – for initiatives and organizations related to the agricultural sector and the region – and “EnergySave” for energy upgrading of residences. Each of these requires a series of services and designs to be approved, part of which we can provide consistently and reliably.
